Individual Leases
Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of TEC, for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why TEC, is your student’s best housing option!
Lease Term Options
We offer several lease options for your convenience. Our lease term options are as follows:
Annual lease (8/21/2025-7/24/2026)
Fall lease (8/21/2025-12/31/2025) this short term lease has an additional monthly fee of $100.00
Academic lease (8/21/2025-5/31/2026) this short term lease has an additional monthly fee of $75.00
On-site Professional Staff
Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. TEC, offers 24-hour emergency maintenance as well so that your student’s comfort is not affected.
What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
What is included in the rent?
Rent includes: Internet, water, sewer, trash & recycling, washer & dryer, and access to all amenities, and a wonderful staff that is there to help you anytime you need them. Electricity is split evenly between each resident in their apartment. It is billed monthly to each resident’s portal directly so there is no need to set anything up in your individual name. There is a one-time utility set up fee of $75.00 due upon move-in.
What if I don’t have a roommate?
We offer a roommate matching service. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out during the application process to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.
When is my rent due?
You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or monthly installments. If you choose to pay a single installment for the entire amount, that single installment is due upon move in. If you choose to pay in two semester installments, those installments are due as soon as you receive funding, which is typically October and February. If you choose to pay monthly installments, the first installment is due upon move in and the remaining monthly installments are due on the 1st of the next months. Please note that these are all installment payment options and not monthly rent, we do not pro-rate rent.
How do I pay my rent?
We accept payment via check, money order, or through the online system with credit or debit card or bank account.
Do you allow pets?
Yes, we allow pets. We have a one-time pet fee of $450.00 plus a monthly pet rent of $25.00. Please see our pet policy for restrictions.
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
The TEC insurance will not cover your personal belongings. We require all residents hold $100,000 in liability insurance we also suggest renters add personal property protection for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.
What if I need to break my lease or don’t return for the spring semester?
The TEC lease is legally binding and cannot be broken. If you cannot live at TEC after signing your lease, you will need to find a re-let or pay your lease in full. Please call the leasing office for information on re-letting.
What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately or call the after hours emergency maintenance line.
What furniture is provided?
TEC comes fully equipped with full size appliances- a refrigerator, microwave, dishwasher, washer & dryer and a furniture package. The furniture package includes a couch, side chair, coffee table, side table and entertainment center in the living room. Each bedroom comes with a full size mattress and bed frame, desk, chair and dresser. The 4 bedrooms come with a bar height table and 4 chairs, the 2 bedrooms come with 2 bar height chairs.
How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox located on property. Any packages will be received and held at the front office for your convenience.
What if I don’t have a guarantor?
No Guarantor? No Problem, we offer The Guarantors Program as an option! The Guarantors Program is a quick and easy process that fills in for a guarantor or parent co-signer. The Guarantors Program application is free online and takes around 5 minutes to complete. You will get a conditional decision quickly during normal business hours.
